In 2011, Altus acquired this 273,556 SF industrial portfolio in an off market transaction at a substantial discount to replacement cost.   This infill three building project was fully stabilized with long term leases. 

This acquisition is an example of Altus’s superior access to deal flow, mainly attributed to Altus’ unparalleled reputation of simply “doing what we say we will do”.   By leveraging its position in the marketplace, Altus acquired this portfolio in an off market transaction.   
   

While access to deal flow is essential, we believe that “buying right” is another key to success.  Like Altus’ other acquisitions, the Linpage acquisition was based upon comprehensive underwriting.   Altus through its generational experience has developed an underwriting methodology to comprehend the full range of risk associated with an investment. In Altus’ comprehensive pre-acquisition analysis, Altus evaluated the rent roll, examining the stability and tenants’ credit.   In this situation, The Centric Group occupies over 70% of the development.   The Centric Group, originally founded in 1974 as an Enterprise Rent-A-Car “non-automotive” venture, now employs 2,300 people and has offices nationwide and annual sales exceed $750 million (Source: Company Website). 

   

We believe that the majority of capital has concentrated on primary, coastal, or “Sun Belt” markets and on trophy assets, causing investment capitalization rates for these assets in these markets to fall, even ahead of fundamentals.   Meanwhile, the robust pricing, in general, has not broken through in other “secondary” markets, particularly in ‘value add’ transactions.   With more limited buyer competition, we see significant value creation opportunities in these oft overlooked markets.
