Emphasize creating predictable cash flows by spreading lease expirations and timing capital events. 
   
Maintain close contact with our tenants and other market participants to continually monitor the competitive position of each asset in the marketplace. 
   
Use a judicious amount of leverage on an asset by asset basis.
